The Works
This project involved the removal and replacement of the existing roof to improve the building's thermal efficiency and longevity. The work was meticulously planned to minimise disruption to college operations and ensure safety.
All planting equipment was carefully removed using a controlled lift from the roof over a weekend, to minimise disruption to college activities. A scaffold was erected around the building, with special care taken to construct the roadside scaffold over the weekend to reduce traffic disruption.
The old roof, which consisted of flagging above a felt roof system, was completely removed. A new roof was installed using a Bauder-approved system with a four-layer construction profile. This included high-grade insulation to enhance thermal efficiency. Parapet walls were also refurbished as part of the roof replacement.
The stairwell entrance was re-clad to improve waterproofing and prevent future water ingress. Additionally, all external signage on the building was rewired to ensure functionality and safety. After the roof replacement, all equipment was reinstalled, incorporating a Big Foot system to enhance the roof’s longevity.
The Works
The scaffolding on the front of the building was designed to allow pedestrians to walk safely underneath, maintaining clear pathways. Heras fencing was installed along the additional sides of the building to secure the area during construction.
A detailed programme was developed to ensure timely completion and coordination of all tasks. Communication with surrounding areas was a key consideration during the planning phase. It was agreed that the Youth Zone would temporarily close three Multi-Use Games Areas (MUGAs) during crane operations to ensure the safety of children.
The roof renovation and equipment holding system upgrade was completed with minimal disruption to college activities and the surrounding community. The new roof system, enhanced waterproofing, and safety measures significantly improved the building's functionality and longevity. This project underscores our commitment to maintaining a safe and efficient educational environment.
