The Works
The scope of works for this project encompassed a comprehensive re-roofing scheme across all school buildings situated on the site. Prior to commencement, meticulous planning was conducted, involving the extraction and analysis of core samples and moisture gauge readings from the existing roof structures to assess their structural integrity and identify any instances of moisture ingress.
Full technical design and construction responsibilities were undertaken to facilitate the installation of the specified Bauder roofing system. Stringent adherence to regulations, including Building Control requirements and quality compliance standards such as BS EN 13707 and BS 6229, was ensured throughout the project. The roofing system design and specification comprised a four-layer construction profile, incorporating high-grade insulation to optimise thermal efficiency. Regular site audit inspections conducted by Bauder product suppliers at agreed stage gateways validated compliance and facilitated the issuance of the roofing system warranty to the client. Additionally, ancillary works encompassed the relocation of M&E plant equipment situated on roof sections, replacement of fascias and rainwater goods, and repointing of masonry structures.
Factors
The project was carried out within a live school environment, necessitating careful planning and execution due to the extensive nature of the works, which could not be confined to vacation periods. To ensure seamless integration with the school's operational needs and prevent any project delays, meticulous programming and scheduling of works stages, tasks, and resources were undertaken. A comprehensive Health & Safety plan was devised, encompassing Risk Assessments and Method Statements (RAMS), a Construction Phase H&S Plan, team inductions, and training sessions to prioritise the safety of students, teaching staff, and site personnel. This included the dissemination of safety information tailored for students and staff members.
Furthermore, additional training was provided to operatives and supply chain partners on site-specific health & safety procedures, including work at height and scaffolding access, as well as the installation methods for the Bauder system. Stringent safeguarding measures were implemented to ensure the protection of students, involving enhanced Disclosure and Barring Service (DBS) clearance for all site personnel. Works and deliveries were meticulously scheduled to align with the school's timetable, minimising disruption, particularly during morning and afternoon school runs. Additionally, flexible working shifts were adopted to facilitate intrusive works outside of school hours, further mitigating potential disturbances.
